WHAT IS AN ELECTRICAL INSTALLATION CONDITION REPORT (EICR)?
An Electrical Inspection Condition Report (EICR) is an in-depth inspection of your property’s electrical installation and systems. During this electrical inspection, a qualified electrician will ensure the wiring conforms to current British standards.
This involves electrical fault finding and electrical testing of your installation to identify any problems with the current electrical wiring. It essentially gives you a clear understanding of the standard of your property’s electrics.
The report assesses the competency of your electrics by three different categories: C1, C2 & C3.
C1
A C1 means that danger exists with the electrics, and immediate remedial action is required
C2
A C2 indicates there is a potential danger present, and urgent remedial work is required
C3
A C3 means that electrical improvement is recommended in our professional opinion
Your qualified electrician will either pass or fail your Electrical Installation Condition Report (EICR). If they pass it, you may still have some C3s you want them to fix, but these are not considered essential. If you have C2s or C3s, it is likely that your electrician will fail your property for the EICR.
If your property fails an EICR, you need to immediately review the Electrical Installation Condition Report (EICR) and discuss what remedial work needs to be carried out for the electrician to be able to pass the report.
HOW DO I GET AN ELECTRICAL INSTALLATION CONDITION REPORT?
ZA Electrical are experienced, local electricians that comply with current Building regulations and regularly conduct thorough Electrical Inspection Condition Reports (EICR) for homeowners and landlords. Based in Burgess Hill, we operate in the wider Sussex areas too, including Brighton, Hassocks and Haywards Heath.
We will carefully conduct an EICR, and advise an upgrade, repair or provide electrical solutions for the electrical installation. On completion of work we will provide the legally recognized paperwork that proves the installation is to a standard that complies with BS 7671 (18th Edition, current British standard). This is what is known as an Electrical Installation Condition Report (EICR).
LANDLORD ELECTRICAL INSPECTION CERTIFICATES FROM APPROVED CONTRACTORS
If you are a landlord of a commercial property then a landlord electrical inspection is essential. EICRs are a legal requirement for landlords and are subject to periodic inspections every 5 years.
We inspect your property, then report all findings to you in our EICR. We then agree a rate to repair and issues we identify. We guarantee our electrical work for 2 years in the event of faults. We always issue you with the appropriate paperwork too—no waiting around or finding out years later! This is valid for 5 years for rented and commercial buildings, or 10 years for owned properties that are not rented.
